Natallia Ivanova: When I moved to the United States, real estate quickly became an area that interested me both professionally and personally. I wanted to understand the market not only as a broker, but also from an investor's perspective.
South Florida is especially interesting because real estate here can represent very different things for different people. For one client, it may be a primary residence or a relocation decision. For another, it can be a luxury property, a waterfront home, an investment, or a pre-construction opportunity.
That is why I always begin by asking what the client actually wants the property to accomplish. The right property is not necessarily the most expensive or the most impressive one. It is the one that fits the client's objectives, financial strategy, lifestyle, and long-term plans.
Neighborhoods and Buildings That Attract Buyers
— CityTodayNexus: Which South Florida communities are attracting the most attention from buyers and investors?
Natallia Ivanova: I work across several important South Florida markets, including Aventura, Sunny Isles Beach, Hallandale Beach, Hollywood, Miami Beach, and Fort Lauderdale.
Each area has its own character and attracts different types of buyers. Some clients prioritize waterfront living and luxury amenities, while others are more focused on investment potential, accessibility, rental opportunities, or relocation.
I also remind clients that choosing a neighborhood is only the first step. In the condominium market, for example, the specific building can be just as important as the city or neighborhood.
Buyers should look at the condominium association, financial condition of the building, reserves, insurance, maintenance, rental restrictions, possible assessments, and the overall condition of the property.
Two buildings located only a few blocks apart can represent very different opportunities.

Natallia Ivanova: They overlap, but each requires a different approach.
Luxury Real Estate is not simply about a high purchase price. It is about location, architecture, quality, amenities, privacy, service, and the overall experience of the property.
With Waterfront Real Estate, buyers need to look beyond the view. Insurance, flood-related considerations, building condition, maintenance, reserves, and potential assessments can all be important.
For Investment Real Estate, the financial picture becomes central. We consider purchase price, potential rental income, taxes, HOA or condominium fees, insurance, maintenance, rental restrictions, liquidity, and potential resale value.
Pre-Construction requires another layer of analysis. Buyers should understand the developer, contract terms, construction timeline, payment structure, projected costs, amenities, and the broader market in which the project is being developed.
And with Relocation, lifestyle becomes particularly important. A property can be financially attractive but still be the wrong choice if it does not fit the client's daily life.
Buying Florida Real Estate from Abroad
— CityTodayNexus: Can international buyers purchase real estate in Florida remotely?
Natallia Ivanova: Yes. Many international buyers are able to purchase Florida real estate without being physically present for every stage of the process.
Technology has made communication, property presentations, document review, negotiations, and many parts of the transaction much easier. But buying remotely does not mean doing less due diligence. In fact, it can require even more organization.
International clients may need to coordinate with real estate professionals, attorneys, tax professionals, lenders, insurance specialists, and property managers.
My role is to help organize the real estate side of the process and make sure the client understands the property, the transaction, and the important questions that need to be answered before moving forward.
The goal is to make a remote purchase structured and informed rather than simply convenient.
What Investors Should Analyze Before Buying

Natallia Ivanova: The biggest mistake is looking only at the purchase price or the expected rent.
An investor should consider the complete financial picture.
That can include the purchase price, expected rental income, property taxes, HOA or condominium fees, insurance, maintenance, rental restrictions, financing costs, building condition, possible assessments, and the financial health of the condominium association.
Location and future development are also important. An area can change significantly over several years, and investors should think about both current demand and future liquidity.
A property may look attractive on a listing, but the numbers and documents tell a much more complete story.
Due Diligence on Waterfront and Condominium Property
— CityTodayNexus: Why is due diligence particularly important when buying waterfront or condominium property?
Natallia Ivanova: Waterfront properties can be extremely attractive, but buyers should understand that the view is only one part of the equation.
Insurance and building-related costs can have a meaningful impact on ownership expenses. For condominium buyers, I also recommend paying close attention to association finances, reserves, maintenance, inspections, insurance, and any current or potential assessments.
A beautiful unit does not automatically mean it is a good investment.
I often tell clients:

“An ocean view is wonderful, but a good investment should look good not only from the window — it should also look good in the financial documents.”
That is why due diligence is such an important part of my approach.
Relocating to Miami and South Florida
— CityTodayNexus: How do you approach relocation clients who are moving to Miami or South Florida?
Natallia Ivanova: Relocation is very different from simply buying an investment property.
When someone moves to South Florida, they are choosing not only a property but also a lifestyle and a community. They may be thinking about work, family, schools, commuting, recreation, restaurants, beaches, amenities, and the way they want to spend their everyday life.
That is why I prefer a lifestyle-first approach.
For example, Aventura, Sunny Isles Beach, Hollywood, Fort Lauderdale, and Miami Beach each offer different experiences. The right choice depends on the client's priorities rather than simply which area is currently popular.
My job is to understand those priorities and then connect them with the right real estate options.

Once that is clear, the property search becomes much more focused.
I also recommend that buyers do not make decisions based only on photographs, price per square foot, or an impressive ocean view. Those things matter, but they are only part of the picture.
A successful real estate transaction is about finding the right property, at the right price, with the right strategy and the right professional team.
South Florida continues to attract people from around the world because it offers a unique combination of lifestyle, business, investment, and international connectivity. At the same time, today's buyers are becoming more sophisticated. They are asking better questions about insurance, condominium finances, building quality, rental restrictions, operating costs, and long-term value.
That is a positive development.
